Little Caesars Pizza plans to build a new 205,000-square-foot headquarters building at Woodward Avenue and Columbia Street next to its current headquarters inside the Fox Theatre, the Detroit-based company announced Wednesday morning. Construction on the eight-story Little Caesars Global Resource Center is expected to begin in the spring and be complete by the end of 2016. It will be built on a vacant lot and connect to the Fox at 2211 Woodward Ave. through a pedestrian bridge.The headquarters expansion is expected to bring an additional 600 highly skilled jobs to Detroit, according to a release. The building would be the first new office tower construction in the central business district since completion of the 250,000-square-foot One Kennedy Square building at 777 Woodward Ave. in 2006.The Little Caesars building and the $535 million hockey arena that Ilitch-owned Olympia Development of Michigan is building for the family’s Detroit Red Wings account for two of the 14 buildings planned for the sprawling 45-block downtown “District Detroit” renovation effort unveiled over the summer.The other buildings will be a blend of residential, retail, offices and facilities whose uses are to be decided, said Chris Ilitch, president and CEO of Ilitch Holdings. Olympia Development isn’t ready to disclose the specifics on any of the other buildings.When Olympia unveiled its District Detroit plan in July, the large building on Columbia Street was among the key elements disclosed, meaning Wednesday’s announcement confirms the occupant.Ilitch said the location across the street from the Fox Theatre was the key reason that the company decided to build new on the Ilitch-owned land rather than lease space somewhere else.“We want to be sure that what we build provides first-class facilities,” he said in an interview Wednesday with Crain’s.Employees in the new building will park in the Fox Theatre parking garage, where the necessary capacity exists, Ilitch said.Total construction costs, which Ilitch said will be privately financed, are not yet known because things such as interior design are still being decided.By comparison, Meridian Health announced a plan to build a $111 million, 320,000-square-foot headquarters building downtown — plans that were scrapped this year. That equates to about $347 a square foot.At that rate, the new Little Caesars building would cost about $71 million. Because the new building is included in the Columbia Street neighborhood — part of the Ilitch family’s proposed arena district project — development costs for the new headquarters will be credited toward the $200 million in additional construction that’s included as part of the $450 million arena project for the Red Wings, said Bob Rossbach, a spokesman for the Downtown Development Authority.The 186,000-square-foot Little Caesars Fox Office Center is also expected to undergo a renovation to be converted into a “modern, flexible, open and collaborative workspace,” according to a release.The money spent on renovating the current Fox Theatre office will not be applied to the $200 million pledge of ancillary construction around the hockey arena.The new building will have an estimated 180,000 square feet of office space and 25,000 square feet for retail. The renovated Fox will be 174,000 square feet of office space and 12,000 for retail.The new building is expected to feature an auditorium; collaborative work spaces and meeting rooms; training space for franchisees, crews and employees; green space; a child care center; and “innovation kitchens.”The Little Caesars kitchen within Comerica Park, which is used for testing new products, is out of space and is expected to be relocated to the new building, said David Scrivano kmerksemsc , president and CEO of Little Caesars.The new building also will include a flagship Little Caesars store.The Fox renovations will include new interiors, open work spaces kmerksemsc.be , technology upgrades and a new heating and cooling system.Ten groups of Little Caesars employees have been tasked with jobs such as recommendations for the design of the new facility, Ilitch said. Ilitch companies currently have about 7,300 employees working in Detroit.“Employees will be part of the design process,” Ilitch said of the project.The decision to build a new headquarters was unveiled to Little Caesars employees at a meeting Wednesday at the Fox Theatre. Company owners and founders Mike and Marian Ilitch, who are both in their 80s and haven’t been in the public spotlight much recently, were there and briefly spoke to the employees, Chris Ilitch said.He said his parents are excited about the new building and the wider plans for their downtown district. Little Caesars moved its headquarters from Farmington Hills to Detroit in 1989 after renovating the Fox Theatre and the existing office space above it.Revenue from all Ilitch-owned businesses totaled $3.1 billion in 2013.
